Three Things Decide the Number
Square footage gets you into the right neighborhood. It does not finish the estimate. Two colonials on the same street can land thousands apart once trim, tear-off, and hidden sheathing are in the scope.
Job type
A panel repair is priced like a service call. A full re-side is a construction project: tear-off, wrap, trim, and often a permit. Mixing those in your head is how phone quotes go wrong.
Material and grade
Standard vinyl is the lowest full-elevation option. Insulated vinyl sits above it. Fiber cement (including James Hardie) costs more to install and usually lasts longer between paint cycles. Cedar and metal are specified, not guessed.
The wall you cannot see yet
Rot, wet sheathing, and failed flashing show up when old siding comes off. We price what we can see, then write a sheathing-repair allowance so a mid-job surprise is not a blank check.

What Vienna-Area Homes Usually Land
Ballparks for a typical single-family re-side in Vienna, Oakton, Merrifield, Tysons, and McLean — not bids. Simpler ranches sit toward the low end. Two-stories, lots of corners, and shake gables sit high.

When a Small Number Is the Honest One
Not every cracked panel is a full re-side. If the rest of the elevation still matches and the wall behind is dry, repair is the cheaper, faster job. We say so when that is true.
Stay in repair
Isolated impact, a storm-lifted run, or one failed window surround — and the remaining color still matches off-the-shelf stock.
Start talking replacement
Widespread brittleness, walls too faded to match, water behind several elevations, or a sale timeline that will not survive another patch.
New install / addition
An addition that never got the same siding as the original house is often a blend job: match, or upgrade both so it reads as one building.

Line Items That Change the Bottom Line
Tear-off, wrap, dumpster
Old siding has to leave the lot. House wrap and flashing are not optional on a proper re-side. Ask whether disposal is included before you compare totals.
Permit and Town vs. County
Vienna proper is usually a Town permit on a full tear-off. Surrounding towns are typically Fairfax County. We handle the paperwork; you still see the fee.
Sheathing and trim allowance
The honest estimate names a contingency for bad wood behind the siding. A quote with no allowance is either lucky or incomplete.
